Worth settling before you spend anything, because the two jobs are not on the same scale. Cleaning is a few hundred dollars and an afternoon. Refinishing is thousands, most of a week, and you move out of the room.
A lot of Kansas City floors that look like they need refinishing don’t.
You Walk on the Finish, Not the Wood
Most hardwood has a coating over it, usually polyurethane. That coating is what you see and what takes the wear, which means three quite different problems look similar from standing height.
The finish is dull or cloudy. Residue from cleaning products plus fine grit. A cleaning problem.
The finish has worn through. Traffic lanes have lost their coating and bare wood is exposed. Recoat or refinish.
The wood itself is damaged. Deep scratches, grey or black water staining, cupped boards. Refinish or repair.
The Water Test
Find a dull patch. Put a few drops of water on it and wait ten minutes.
Beads up, floor unchanged: the finish is intact. Your floor is dirty, not worn, and refinishing would be money spent on the wrong problem.
Soaks in and darkens the wood: the finish is gone there and the wood is exposed. Cleaning won’t fix that, and you should stop putting water on that floor.
Do it twice, once in a traffic lane and once in a corner nobody walks on. The gap between those two results tells you how much of the floor is actually affected, which is usually far less than it looks.
Why So Many Floors Just Look Tired
Most dull hardwood is dull because of what has been applied to it.
Mop-and-shine products, oil soaps and some all-purpose cleaners leave a film. Each application adds a layer, the layers trap dirt and haze over, and the natural response to a dull floor is to apply more of the product that dulled it.
That buildup comes off. Underneath it there is very often a perfectly sound finish, and the floor looks dramatically better without a single day of sanding.
What Cleaning Does
We clean hardwood with a low-moisture process, because standing water is what damages wood floors. It lifts buildup and grit out of the grain and the bevels between boards, and the floor is dry within an hour or two rather than sitting damp.
What it will not do is put finish back where there is none, or lift a stain that is in the wood rather than on it. We will tell you which one you have.
