This is the question that actually decides the job, and it usually gets asked last. It should be first, because for most businesses the disruption is worth more than the difference between two quotes.
The Short Answer
No. We work around your hours, and the carpet is dry in 1 to 2 hours rather than overnight.
Those two things only matter together. Coming after close doesn’t help if the floor is still wet when you open.
Dry Time Is the Whole Variable
Traditional steam cleaning puts a large volume of hot water into the carpet and recovers some of it. What isn’t recovered has to evaporate, and commercial carpet glued to concrete has nowhere to drain, so it can sit damp for a day or more.
That’s the difference between an evening clean you open on top of and a morning you can’t trade.
Hot Carbonating Extraction lifts soil with carbonation rather than flooding the fibers, using about 80% less water than steam cleaning. Less water in means less to dry out, which is what makes a same-night turnaround realistic instead of hopeful.
When We Come
After close. The most common arrangement across the metro.
Weekends. Simple for Monday-to-Friday offices.
Zoned, during business hours. For spaces that genuinely cannot close, we work a section at a time and move on as each dries. Reception one night, the west side the next.
Early mornings. Good for retail and clinics that open later.
What We Need From You
Access, whether that’s a key, a code or someone to let us in and lock up. Parking near the entrance. And a list of anything we should not move.
We move standard furniture and put it back. We don’t move server racks, live filing systems, or anything with a cable somebody will regret. Tell us up front and we plan around it rather than working it out at 9pm.
Two Questions for Every Bid
What is your dry time? Not “it dries fast.” A number in hours.
What happens if it isn’t dry when we open? The answer tells you how confident they actually are.
A quote that’s lower per square foot but costs you a closed morning is not the lower quote. Put a figure on an hour of your own downtime and the comparison usually settles itself.
