The Main Pricing Models

Carpet cleaning companies price their work two ways: by room or by square foot.

By-room pricing is simpler and more common. You get a flat rate for each room cleaned. Typical rooms are defined as spaces up to a certain size, usually 250–350 square feet. Open-plan living areas, finished basements, and large master bedrooms may count as two rooms under this model.

Per-square-foot pricing is more precise. Some companies calculate the exact cleanable area and price from there. This can be more expensive for smaller jobs but more accurate for large homes.

For KC-area pricing, a rough benchmark: most professional cleaning runs between $30–$60 per average-sized room. A whole home with three bedrooms, a living room, and a hallway is typically $150–$350 depending on the company and method. Add-ons like pet treatment, stain removal, and carpet protectant increase the total.

What Affects the Price

Condition of the carpet. Heavily soiled carpet takes more time and solution. A lightly maintained carpet cleaned twice a year costs less to service than one that hasn’t been touched in three years.

Stain and pet treatment add-ons. Standard carpet cleaning removes general soil but isn’t designed for set-in stains or pet urine odor.
